Services

What's the difference between a virtual tour and a 3D scan?
A virtual tour (like Matterport) creates an immersive, walkthrough experience optimized for viewing—great for marketing and remote exploration. A 3D laser scan produces survey-grade point cloud data with millimeter accuracy—essential for construction, architecture, and engineering applications. We often combine both for comprehensive documentation.
What is Scan-to-BIM?
Scan-to-BIM is the process of converting 3D laser scan data into intelligent Building Information Models (BIM), typically in Autodesk Revit. This creates parametric, editable models that architects and engineers can use for renovation planning, clash detection, and design development.
Can you scan outdoor areas?
Absolutely. We use drone photogrammetry and aerial LiDAR for outdoor areas including building exteriors, construction sites, campuses, and large land areas. Our DJI M400 RTK with Zenmuse L3 provides survey-grade aerial scanning.
What size projects can you handle?
We handle projects of all sizes—from a 500 sqft apartment to 2 million+ sqft industrial facilities. Our mobile scanning systems like the NavVis VLX can capture up to 300,000 sqft per day, making large-scale projects efficient and cost-effective.

Process

What happens during a scan session?
Our technician arrives with the appropriate equipment, reviews the scope, and begins systematic capture. For virtual tours, this involves photographing from multiple positions. For laser scanning, we set up the scanner at various stations throughout the space. Most scans are non-invasive and can occur during normal business hours.
How long does scanning take?
Timing varies by project scope. A typical residential property takes 1-2 hours for a virtual tour. Commercial spaces average 20,000-30,000 sqft per day with 3D laser scanning. Large facilities with mobile scanning via SLAM can capture 200,000-300,000 sqft per day. We'll provide a specific timeline with your quote.
How long until I receive my deliverables?
Virtual tours are typically ready within 1-2 business days. Point cloud data is delivered within 1-2 business days. Scan-to-BIM models take 1-2 weeks depending on complexity and level of detail required. Rush processing is available for time-sensitive projects.
Do you need anything from me before the scan?
Minimal preparation is needed. We ask that the space be in its normal state (lights on, clutter minimal). For occupied spaces, we coordinate timing to minimize disruption. We'll send a pre-scan checklist with your confirmation.

Deliverables

What file formats do you deliver?
We deliver in multiple formats based on your needs: Point clouds (E57, LAS, RCP), BIM models (RVT, IFC, DWG), virtual tours (Matterport links, standalone viewers), and standard formats (PDF, JPG, OBJ). Just let us know your preferred workflow.
How accurate is your scanning?
Accuracy depends on the equipment and technique used. Our Trimble X12 laser scanner achieves 1.1mm @ 10m accuracy, Trimble X9 achieves ±2.3mm @ 20m, and Trimble X7 achieves ±2.4mm @ 10m. NavVis VLX3 mobile scanner achieves ±5mm (1 sigma), or ±3mm with control points. Drone photogrammetry and LiDAR can achieve 1-3 cm accuracy. We match equipment to your accuracy requirements.
How do I access my virtual tour?
Virtual tours are hosted on cloud platforms (Matterport, etc.) and accessed via web link. You can embed tours on your website, share links directly, or download for offline viewing. We provide training on how to use and share your tours effectively.
Who owns the deliverables?
You do. Upon full payment, all deliverables (scans, models, tours) are your property to use as you wish. We retain a license for portfolio use only, which can be waived upon request for confidential projects.

Pricing

How much does 3D scanning cost?
Pricing varies by project scope, service type, and location. Virtual tours range $350-$1,000 for residential, $750-$2,000 for commercial. 3D laser scanning ranges $1,000-$15,000 depending on size and complexity. Drone services start at $1,500 for site surveys and $3,000+ for LiDAR. Scan-to-BIM modeling costs $0.15-$0.75/sqft. We provide detailed, transparent quotes with no hidden fees.
Do you offer volume discounts?
Yes, we offer discounts for multi-property portfolios, ongoing contracts, and repeat clients. Contact us to discuss your specific needs and we'll create a custom pricing package.
What payment methods do you accept?
We accept all major credit cards, ACH transfers, and Zelle/Venmo. For most projects, we typically require 50% deposit to schedule, with balance due upon delivery.
Are there any hidden fees?
Never. Your quote includes all costs: equipment, personnel, travel, processing, and delivery. The only additional charges would be for scope changes you request after the project begins.

Equipment

What equipment do you use?
We use enterprise-grade equipment including Trimble X12, NavVis VLX3, Matterport Pro3, DJI Matrice 400 RTK with Zenmuse L3, DJI Matrice 4E/4T, and Skydio X10/R10 for government-compliant missions. Our professional equipment inventory ensures we have the right tool for every project.
What's the difference between your scanners?
Our Trimble X12 provides survey-grade accuracy (1.1mm @ 10m) for engineering projects. The Trimble X9 (±2.3mm @ 20m) and X7 (±2.4mm @ 10m) offer excellent versatility. The NavVis VLX3 mobile scanner achieves ±5mm accuracy (±3mm with control points) while covering 200,000-300,000 sqft/day. Matterport Pro3 creates immersive virtual tours. For aerial work, the DJI Matrice 400 RTK with Zenmuse L3 delivers survey-grade LiDAR data.
Can you scan reflective or dark surfaces?
Reflective and dark surfaces can be challenging but we have techniques to handle them. This may include using scanning spray, adjusting scanner settings, or employing photogrammetry. We assess surfaces during site evaluation and plan accordingly.
Do you need internet access on-site?
No internet is required during scanning. All data is captured locally and processed at our facilities. For real-time streaming or immediate cloud upload, we can use mobile hotspots if needed.
What happens if something goes wrong?
We carry comprehensive liability insurance and errors & omissions coverage. If any issues arise with deliverables, we'll rescan at no charge. Our quality control process catches most issues before delivery, and your satisfaction is our priority.

Software

What software do you use for processing?
We use industry-leading software: DroneDeploy and Pix4D for drone photogrammetry, ROCK Cloud for LiDAR, Autodesk ReCap and Trimble RealWorks for point clouds, Leica Cyclone and FARO SCENE for scanner data, Autodesk Revit for BIM modeling, and Matterport/NavVis IVION for virtual tours. Software is selected based on equipment and deliverable requirements.
What's the difference between DroneDeploy and Pix4D?
DroneDeploy ($329/month) is cloud-based with fast processing, AI analytics, and Procore integration—ideal for construction monitoring. Pix4D ($350/month) offers survey-grade accuracy (1-2cm with GCPs) and desktop processing control—best for engineering deliverables. We use both depending on accuracy requirements.
Do I need special software to view deliverables?
For most deliverables, no. Virtual tours work in any browser. Point clouds can be viewed with free CloudCompare or Autodesk ReCap viewer. BIM models can be viewed with free Autodesk Viewer online. We provide web-based viewing links whenever possible to eliminate software requirements.
What is Autodesk ReCap used for?
Autodesk ReCap ($370/year) processes point clouds for Scan-to-BIM workflows. It registers scans, cleans data, and exports RCS/RCP files for Revit and AutoCAD. We use ReCap to prepare point clouds before modeling in Revit. Basic measurement and annotation tools help review scan data.
Should I choose Matterport or NavVis IVION?
Matterport is best for: real estate marketing, small-medium spaces, simple sharing, and budget-conscious projects. NavVis IVION suits: large facilities (100,000+ sqft), enterprise collaboration, BIM integration, and ongoing facility management. We help select the right platform based on your needs.
